What monthly fees does Exhibit On Superior charge beyond rent?

Required monthly charges

Budget for rent, the $95–$195/month Utility & Service Amenity fee, separately billed ComEd electricity, and internet. New-lease Zentro internet: $75/month studios/convertibles, $85/month one-bedrooms, $95/month two-/three-bedrooms. Existing leases: $75/month standard; documented service-cost price matching may reduce it, with a $45/month minimum. Zentro cannot be opted out of; move-ins on or after September 15, 2026 pay at move-in, and existing-resident billing begins December 1, 2026. Add renters insurance and any chosen parking or storage.

Effective September 15, 2026. Residents cannot opt out of Zentro internet or its applicable charge. Outside internet providers no longer have access to the building infrastructure because their contracts have expired. New residents who move in on or after September 15, 2026 begin paying for Zentro internet when they move in. Existing residents begin paying for Zentro internet on December 1, 2026.

Electricity is not part of either building charge. Residents establish a ComEd account and pay for their own metered use.

What the utility bundle covers

That monthly fee bundles water, sewer, trash, heat, air conditioning, and natural gas for cooking and the clothes dryer into one flat charge. Because the dryer runs on gas, in-home laundry adds no separate metered cost.

The amount is set by floor plan, from $95 for a studio up to $195 for a three-bedroom, so larger homes pay more. Electricity is the only utility metered and billed to you individually, through a ComEd account in your own name.

Optional monthly add-ons

Garage parking costs $335 per month and on-site storage costs $25 per month. Both are optional and subject to availability; complimentary bike storage is available on the ground floor.

Pets do not add a recurring charge because Exhibit does not collect monthly pet rent. One-time pet fees apply instead, so they belong in a move-in budget rather than the ongoing monthly subtotal.

Start with the current rent for a specific residence, then add its floor-plan utility fee, the applicable Zentro charge, an estimate for metered ComEd electricity, and only the optional services you plan to use.
