What fees does Exhibit On Superior charge in addition to rent?

Beyond monthly rent, Exhibit On Superior charges a $60 application fee per applicant, a $500 non-refundable administration fee per apartment, and a monthly Utility & Service Amenity fee of $95–$195 depending on floor plan. There is no security deposit. Electricity is billed directly by ComEd. Garage parking is $335 per month and on-site storage is $25 per month, both optional and subject to availability.

One-time versus monthly

One-time charges are the $60 application fee (per applicant) and the $500 administration fee (per apartment). The administration fee is fully refunded if your application is denied, but retained if you choose to cancel.

The recurring charge on top of rent is the Utility & Service Amenity fee of $95–$195 per month, set by floor plan. Electricity is separate and billed directly to you by ComEd.

What the Utility & Service Amenity fee covers

That monthly fee bundles water, sewer, trash, heat, air conditioning, and natural gas for cooking and the clothes dryer into one flat charge. Because the dryer runs on gas, in-home laundry adds no separate metered cost.

The amount is set by floor plan, from $95 for a studio up to $195 for a three-bedroom, so larger homes pay more. Electricity is the only utility metered and billed to you individually, through a ComEd account in your own name.

Are there any pet fees?

If you bring a pet, a one-time non-refundable pet fee applies: $650 for one dog, $750 for two dogs, or $325 for cats, with a maximum of two pets per apartment. There is no pet deposit and no monthly pet rent.

Optional charges beyond rent include garage parking at $335 per month and on-site storage at $25 per month, both subject to availability. Bike storage on the ground floor is complimentary at no additional charge.
