No. Exhibit On Superior does not currently collect a security deposit. In place of a deposit there is a $500 non-refundable administration fee per apartment, which is fully refunded if your application is denied but retained if you choose to cancel. Skipping a security deposit lowers the cash needed at move-in compared with buildings that collect a full month or more up front.

You should still budget for the $60 application fee, the $500 administration fee, your first month of rent, and the monthly Utility & Service Amenity fee.

How the administration fee works instead

In place of a refundable deposit, the building charges a single $500 administration fee per apartment. That fee is fully refunded if the property denies your application, but it is retained if you choose to cancel after applying.

The $500 fee is separate from the $60 application fee, which is charged per applicant, so multiple adults on one lease each pay their own $60. Applications run through the AppFolio leasing system, and approval typically takes one to three business days.

Why the cash-to-move-in stays lower

Without a security deposit, the required up-front cash is the application fee, the administration fee, first month rent, and the monthly Utility & Service Amenity fee of $95–$195 by floor plan. Electricity is set up separately in your name with ComEd.

Because policies can change, confirm the current deposit and fee structure with the leasing office before you sign. Optional garage parking at $335 per month and storage at $25 per month are the only other recurring add-ons.

What renters ask next

A common follow-up is whether last month rent is collected up front; the building does not advertise that, so verify the exact move-in ledger with the leasing office. There is no monthly pet rent for residents who bring a cat or dog.
