Exhibit On Superior charges a $500 non-refundable administration fee per apartment. The fee is fully refunded if your application is denied, but it is retained if you choose to cancel. When the fee is refunded
If the property denies your application, the $500 administration fee is returned in full. If you cancel after applying, the fee is retained.
Because Exhibit does not collect a security deposit, this fee and the application fee are the main one-time charges beyond your first month of rent.
Administration fee versus application fee
The $500 administration fee is charged once per apartment, no matter how many adults are on the lease. The $60 application fee, by contrast, is charged per applicant, so each adult pays their own screening fee.
Together these two one-time charges take the place of a traditional security deposit at the building. That structure lowers the cash needed at signing compared with properties that collect a full month or more up front.
When is the fee due?
The administration fee is paid as part of finalizing your lease, alongside first month rent and the monthly Utility & Service Amenity fee of $95–$195 by floor plan. Electricity is set up separately with ComEd in your own name.
Applications and payments run through the AppFolio leasing system, and approval typically takes one to three business days. For the current policy and exact timing, contact the leasing office before you apply.
Why buildings charge an administration fee
An administration fee covers the cost of processing and finalizing a new lease. Here it also stands in for a security deposit, which the building does not collect, so it is part of what keeps the move-in cash lower.
