Effective September 15, 2026. Residents cannot opt out of Zentro internet or its applicable charge. Outside internet providers no longer have access to the building infrastructure because their contracts have expired. New residents who move in on or after September 15, 2026 begin paying for Zentro internet when they move in. Existing residents begin paying for Zentro internet on December 1, 2026.

Then account for variable items: the renters insurance policy you choose, ComEd electricity based on use, and a one-time pet fee if applicable. Garage parking and storage only enter the total if you add them.

A worked example of the one-time charges

For a single applicant, the one-time charges are the $60 application fee plus the $500 administration fee, totaling $560 before rent. A second adult on the lease adds another $60 application fee, since that fee is charged per applicant.

The administration fee is fully refunded if the property denies your application, but retained if you cancel. Because there is no security deposit, these fees plus first month rent make up the bulk of the cash needed at signing.

The Utility & Service Amenity fee covers water, sewer, trash, heat, air conditioning, and natural gas. It does not cover internet or electricity.
