Any concession would show up on the individual listings on the Available Units page, which sync live from the leasing system and are the most current source. A quick call or email to the leasing office confirms whether an offer is active today.

Rent itself already varies by floor plan, floor, and move-in date, so timing a lease around availability can matter as much as a headline special. Homes span roughly 448 to 1,528 square feet across floors 2 through 34.

Ways the numbers already stay competitive

Skipping the security deposit means the required cash at signing is the $60 application fee per applicant, the $500 administration fee per apartment, first month rent, and the monthly Utility & Service Amenity fee of $95–$195 by floor plan.

The administration fee is fully refunded if your application is denied, and there is no monthly pet rent for residents with a cat or dog. Bike storage on the ground floor is complimentary, trimming another common add-on cost.
