The monthly Utility & Service Amenity fee at Exhibit On Superior covers water, sewer, trash, heat, air conditioning, and natural gas for cooking and the clothes dryer. Electricity is billed separately by ComEd. The fee ranges from $95 to $195 depending on floor plan, from studios up to three-bedrooms.
Bundling these utilities into one flat monthly fee means no separate metered bills for water, gas, or trash — only electricity through ComEd is on its own.

What is not covered
Electricity is the single utility left out of the bundle; you set up a ComEd account in your own name and pay for your own usage. Internet is also separate, and every apartment is wired for 1GB.
Because the fee is flat and set by floor plan, the covered utilities do not fluctuate with your usage. That means heat in winter and air conditioning in summer never produce a surprise metered bill.
How laundry ties into the fee
Every apartment includes an in-home washer and dryer, and the dryer runs on natural gas that the Utility & Service Amenity fee already covers. Water and sewer used by the washer are covered too, so in-unit laundry adds no metered cost.
This is why residents see only two housing charges: rent with the bundled fee, and a separate ComEd electricity statement. The fee ranges from $95 for a studio to $195 for a three-bedroom based on floor plan.
Does the fee change month to month?
No. The Utility & Service Amenity fee is a flat monthly amount tied to your floor plan, so it does not rise in cold months when heat runs or in summer when air conditioning runs harder.
