What applies to every lease

Whatever the length, each lease is signed after the online application clears screening in the AppFolio leasing system, and every adult occupant submits a separate application at the $60 per-applicant fee. Renters insurance with minimum liability-to-landlord (LLI) coverage of $300,000 is required for the lease term.

There is no security deposit; the main one-time charges are the $60 application fee per applicant and the $500 non-refundable administration fee per apartment. Live rent and move-in dates for each home appear on the Available Units page, synced automatically from the leasing system.

How term length fits your plans

A 12-month term suits residents settling in for a full year, while a shorter term, subject to availability, can bridge a relocation, an internship, or a home purchase in progress. Occupancy on any term follows the Chicago Building Code standard of two persons per sleeping room plus one additional occupant.
